QVNZ calculated that the unimproved land value of our property increased from $200,000 in 2019 to $490,000 in 2023, an increase of 145%. Consequently, the FNDC increased our rates by 28.4% in August 2023. After repeated requests for the basis of their calculation, QVNZ advised that "We can confirm the analysis we completed included sales in the Mangonui area to calculate our market adjustments". They have with-held the identity of those property sales from me. I accordingly request the OIA office to identify those sales for me, including the dates of sale, the addresses, the property descriptions and the prices that they sold for.
In 2023, the FNDC promised ratepayers that the average increase in rates would be 6%. We have not done anything to our property that would result in an increase in the bare land value and we suspect that an error in law could have been committed. Identifying the property sales used by QVNZ would serve to establish whether or not an error in law has occurred.
If it turns out that an error in law has been committed, we could request QVNZ / FNDC to correct that error.
